Slim's Cabins
Listing Realtor
Slim’s Cabins provides an exceptional opportunity that offers tremendous flexibility for a purchaser. The bookings, infrastructure, established clientele, multiple lease locations, equipment, world-class fishing and hunting are already in place, allowing a new owner to continue operating a successful and profitable business as it exists today or expand it in several exciting directions. This business allows flexibility to hire a manager or provides an exceptional opportunity for an owner/operator.
Slim’s Cabins is centered around an impressive on-grid main property situated in a sheltered bay on Sokatisewin Lake along the renowned Churchill River, within the rugged beauty of the Canadian Shield in northeastern Saskatchewan. The property occupies approximately 14 acres of provincial lease land and includes a riverfront owner’s residence, 11 guest cabins, 2 staff buildings and much more - see the 'Improvements' tab for the complete list.
Beyond the main lodge, the operation also includes 3 upriver outpost cabins, 5 additional vacant sites with outpost development potential, and access to 2 day-use lakes. These vacant sites present significant upside for an owner interested in developing them which would expand operations, increase guest capacity, or provide the option to resell the individual camps.
For more than 52 years, Slim’s Cabins has built its reputation around world-class fishing experiences. It is set up well for self-catered fishing trips, where guests bring and prepare their own meals while enjoying self-guided excursions using Slim’s dependable fleet of boats. Each guest cabin features a full kitchen and private bathroom, creating a comfortable and independent guest experience while minimizing operational demands.
Repeat clientele continue returning year after year to enjoy outstanding fishing across more than 40 miles of navigable river, along with access to nearby day-use lakes. Slim's is the only outfitter on the Churchill River from Wintego Lake east to the Manitoba border. The Churchill River is unlike most rivers, it is comprised of a series of lakes linked by channels and rapids which provides excellent Pike habitat. The river system offers still lake environments, swift type water and even faster rapids that walleye thrive in. You can see why this area is widely recognized for exceptional Northern Pike and Walleye fishing, among some of the best found anywhere in Canada.
In addition to fishing opportunities, the operation benefits from annual allocations of 50 bear tags, 4 bull moose tags, and 4 wolf tags, further extending seasonal appeal and revenue potential.
A significant portion of the current business revenue as of today, is generated through providing accommodations to industry and government workers in the region. While less tourism-oriented in nature, this segment delivers stable and dependable year-round income. Additional industry-related revenue streams also contribute to the operation, with continued activity in the area indicating strong ongoing demand.
The business operates year-round allowing for excellent potential to expand winter offerings through aurora viewing, ice fishing, snowmobiling, and other wilderness-based experiences. One of the property’s greatest advantages is its rare combination of remote wilderness appeal and practical accessibility. Located approximately two hours northwest of Creighton off of Hwy 135, the operation remains accessible via road while maintaining the privacy and natural beauty guests seek.
Further enhancing accessibility, a runway 25 kms south of the Base Camp can accommodate private wheeled aircraft. Of course, there is also the choice to arrive directly by floatplane at the Base Camp dock.
This is a profitable, turn-key operation with established systems in place, which will allow for a seamless transition to new ownership. At the same time, it offers significant potential for a purchaser seeking opportunities for growth, expansion, or diversification.
